Chiller maintenance may be the most complex procedure in your facility, but it can also drastically increase efficiency, prevent unnecessary wear and tear and improve the wellness of the occupants in your building.
Considering the impact of chillers on energy costs and indoor environmental quality, an inefficient chiller is bound to make some people hot, from co-workers to the finance department.
1. Maintain a daily log. Keep a daily log to better understand the overall health of the system and identify any issues. Then, focus on each aspect of chiller maintenance to develop a more cohesive and comprehensive plan.
2. Inspect the evaporator, condenser and compressor. The evaporator, condenser and compressor are where the party happens. Pay special attention to fluid levels and quality, sound mechanicals — including pipes and tubes — and make sure to check that all electric motors are fit for duty.
3. Care for the cooling tower. On the water side, be sure to measure water flow and pressure drops. Ensure that the water is free from debris, that spray nozzles are not clogged and condenser coils are clean. Give the pumps in the cold water a twice-over while you're at it.
4. Address your air handlers. Inspect your air handlers and make sure your dampers can open and close without gaps. Give the fan a spin and tighten drive belts if necessary.
5. Examine the economizer. Chiller economizers are there to improve efficiency. If they're not properly maintained, you're not getting that improved efficiency. Check and calibrate all sensors, mechanicals and electrical equipment to make sure economizer is actually economizing.
6. Sanitize your system. Finally, no one wants to get ill. Treat your system for legionella regularly to avoid making the news for all the wrong reasons.
Optimizing efficiency is the goal, but public safety is paramount. Make sure your chiller maintenance program accounts for both.
